Simple and Clear Pricing

When looking for a rental home in Japan, have you ever wondered:

“Why are there so many different fees — key money, agency fees, guarantor fees… How much do I actually need to pay?”

“How did the initial costs end up being several hundred thousand yen?”

“If I have to pay a renewal fee every two years, will staying longer cost me even more?”

At Heart Share, we keep our pricing simple and easy to understand, both when you move in and throughout your stay. Lower Upfront Costs In Japan, the initial cost of renting a typical apartment is generally estimated at around 4.5 to 6 months’ rent. For example, for an apartment with a monthly rent of ¥80,000, the initial cost may be around ¥360,000 to ¥480,000. On top of this, starting a new life often involves additional expenses, such as purchasing furniture and appliances and setting up an internet connection. A Simpler and More Affordable Start at Heart Share At Heart Share, the initial costs are straightforward: a security deposit, rent and common service fee for your move-in month, and fire insurance.* There is no key money, agency fee, or contract administration fee. *If you move in on or after the 16th of the month, the following month’s rent and common service fee are also paid at the time of move-in. Furniture, appliances, and Wi-Fi are already provided, so there is no need to purchase everything from scratch. Compared with renting a typical apartment, this can significantly reduce the amount of money you need when starting your new life. Simple Costs After You Move In With typical rental apartments in Japan, tenants may need to pay a contract renewal fee or renewal administration fee when renewing their lease. At Heart Share, there is no renewal fee. You don’t have to worry about questions like, “How much will I have to pay at my next renewal?” Our simple and transparent pricing helps keep housing costs easier to understand and manage, not only when you move in, but also if you choose to stay with us for a longer time.
